A commercial building in North Hills could give way to a new affordable housing development, according to a filing made yesterday with the Los Angeles Department of City Planning.
The property, located at 8547-8549 N. Sepulveda Boulevard, is currently improved with a single-story structure dating to the early 1930s. Plans submitted to the City of Los Angeles calls for razing the existing building to make way for the development of a four-story, 54-unit affordable apartment building priced for households at the low- and extremely low-income level.
Requested entitlements include density bonus incentives allowing for no on-site parking for proposed affordable units, as well as increases to allowable height and floor area. Though the project is eligible for Tier I Transit Oriented Communities incentives, the application makes use of development incentives offered by the state density bonus law instead.
Property records list the owner of the roughly half-acre site at Angel 2018, LP. The organization is affiliated with LA Family Housing, a prolific developer of affordable and permanent supportive units in the Los Angeles area.
