Five-story, 119-unit development with retail rises in North Hollywood

In North Hollywood, rebar cages now protrude above ground at a site which once housed Debbie Reynolds' dance studio, and will soon be redeveloped with multifamily housing and commercial uses.

Elevado Group, an Encino-based development firm, secured approvals last year to build a five-story, 119-unit apartment complex on the property, which is located on a corner lot at 6500 N. Lankershim Boulevard. Plans also call for 4,800 square feet of ground-floor retail space and 185 parking spaces located in a semi-subterranean garage.

Project entitlements used Transit Oriented Communities affordable housing incentives to permit greater height than allowed by zoning rules, as well as a reduction to required side yard setbacks. In exchange, 10 of the apartments will be set aside for extremely low-income households.

Corbel Architects is designing the project, which is depicted in renderings as a contemporary podium-type building.

Elsewhere in North Hollywood, Elevado Group also developed a smaller apartment complex at 5755 Tujunga Avenue. The company acquired the Lankershim Boulevard site in 2017 for $6.1 million.
