The project, filed with the City of Los Angeles in September 2020 by developer California Landmark Group, calls for razing a thrift store at the northwest corner of Washington Boulevard and Motor Avenue to make way for a new eight-story edifice featuring 112 studio and one-bedroom apartments above 2,000 square feet of ground-floor commercial space and parking for 71 vehicles.
Requested entitlements include Transit Oriented Communities incentives allowing for reduce on-site open space and setback requirements. In exchange, California Landmark Group would be required to set aside 15 apartments as deed-restricted affordable housing at the extremely low-income level.
Abramson Architects is designing the proposed development, which is depicted in an illustration as a contemporary podium-type building lined with cantilevered glass balconies. Plans call for several open space amenity areas for use by residents, including lounges and a rooftop deck.
The project is the latest in a series of mixed-use and multifamily residential developments for California Landmark Group in the Palms-Culver City area, following the 3838 apartments on Dunn Drive and an eight-story complex now under construction on Venice Boulevard.
Several other investment firms have also targeted small commercial buildings along Washington Boulevard for redevelopment, including Mapleton Properties, which is planning 207 apartments at Clarington Avenue, and Guo Rui Group, which recently broke ground on a 139-unit apartment complex across the street from Sony Pictures Studios.
