A comprehensive renovation and expansion are proposed for an office building on the Wilshire Corridor, according to a draft environmental impact report published last week by the City of Beverly Hills.

The property - located at 100 North Crescent Drive - is a three-story, 106,000-square-foot office building originally constructed in the late 1980s.  Owner 100 North Crescent, LLC is pursuing an expansion of the existing structure into a taller five-story building, adding approximately 50,000 square feet of office space.  The project would also include the construction of new ground-level restaurant space, the modernization of an existing screening room and the renovation of the adjacent Crescent Drive Mini Park.

Gensler is designing the project, which builds off of original work by the late architect Gin Wong.  The proposed development imagines recladding the building with floor-to-ceiling glass walls, and new panels facing the back of the property.  An existing rotunda would be replaced with curved frameless glazing, as well as an internal spiraling staircase.  Improved landscaping is also planned around the perimeter of the property, while the adjoining park would see new seating, hardscape, and drought-tolerant landscaping.

Pending approvals by the City of Beverly Hills, project construction is expected to occur over roughly 23 months, beginning 2019.
