Dallas-based developer South Bay Partners has received sign-offs from the City of Los Angeles for the construction of a new senior living facility in Warner Center.

The project, slated for an approximately 120,000-square-foot property at 6233 N. Variel Avenue, will consist of an L-shaped structure featuring 336 residential units and 275 parking stalls located at-grade and on one subterranean level.  Plans call for a mix of independent, assisted living, and memory care units, in addition to ancillary features such as a beauty salon, a wood shop, a multi-purpose room, a gym, a yoga studio, and a swimming pool.

VTBS Architects is designing the project, which is portrayed in renderings as a contemporary eight-story building. 

W.E. O'Neil is serving as the project's general contractor.  Approved plans indicate that South Bay Partners intends to use Type IA construction.

According to the South Bay Partners website, completion is anticipated in late 2021.

South Bay Partners is planning a similar development with 192 senior units in Century City.  That project, called "The Bellwood," is scheduled to open in 2023.

The Warner Center development will rise across the street from a seven-story, 241-unit development now being built by California Home Builders at the intersection of Variel and Erwin Streets.

In addition to South Bay Partners, CA Senior Living and Spieker Senior Development Partners are also planning senior housing projects in Warner Center.
