Architectural plans posted by the West L.A. Sawtelle Neighborhood Council provide a first look at Vantage Property Investors' proposed mid-rise office building near the intersection of Olympic and Sawtelle Boulevards.

The proposed development - which would replace two existing buildings at 2255 Sawtelle Boulevard - calls for the construction of an eight-story edifice featuring 135,000 square feet of office space and an adjoining parking structure featuring 472 vehicle stalls.

The Gensler-designed building would stand approximately 133 feet in height, making it similar in scale to nearby office towers along Olympic Boulevard.  Plans call for open-air decks to be carved into the building at various locations - including its roof level - and other ancillary features such as a bicycle repair facility, employee showers, and a publicly-accessible pedestrian paseo.

Vantage Property Investors, which is based out of Manhattan Beach, has developed or renovated office buildings in both the Los Angeles and San Francisco areas.  Their project at 2255 Sawtelle Boulevard would add rentable space to the Olympic Corridor, one of the tightest office submarkets in the Westside

A handful of similar projects could bring additional office space to the nearly one-mile stretch of Olympic between Bundy Drive and the 405 Freeway, including the recently-approved modernization of the Trident Center complex, a proposed nine-story building at 11801 Olympic, and the Martin Expo Town Center development.

The project at 2255 Sawtelle would rise roughly a half-mile walk from Metro's Expo/Sepulveda Station, where a 595-unit apartment complex featuring ground-floor retail is currently under construction.
