An L-shaped lot on the east side of Downtown Long Beach is poised for redevelopment with multifamily housing and retail space.
The project, according to a notice distributed last week by the City of Long Beach, would rise from a roughly quarter-acre site at the northwest corner of Broadway and Atlantic Avenue. Plans call for the construction of a a seven-story edifice featuring 48 apartments above 5,090 square feet of ground-floor retail space and a three-level semi-subterranean parking garage for 60 vehicles.
According to a project website established by developer Topanga Partners, the apartment complex at 525 E. Broadway will consist almost entirely of two-bedroom dwellings, ranging between 1,000 and 1,200 square feet in size. Each unit would include a dish washer, private parking, and washer-dryer sets.
Local architect Daryoush Safai is designing 525 Broadway, which is depicted with a contemporary exterior lined with cantilevered balconies. The building would have a U-shaped footprint above its podium, providing space for a small courtyard.
The leasing website for the as-yet unbuilt apartment complex advertises rents starting at $2,500 per month.
The project site sits a few blocks east of the Alamitos, a similar mixed-use project built by Sares-Regis Group, and the 35-story Shoreline Gateway tower - now the tallest building in Long Beach. Two blocks east at Broadway's intersection with Long Beach Boulevard, Onni Group is now in the early stages of construction at a $215-million complex which will include a 21-story apartment building.
