Just one year after obtaining entitlements for a 293-unit apartment complex in Hollywood, Reliable Properties will start afresh with plans for a larger project, according to an application submitted yesterday to the Los Angeles Department of City Planning.

The proposed development, which would replace a commercial building and parking lot at the northwest corner of Sunset Boulevard and Western Avenue, calls for the construction of a 95-foot-tall complex featuring 412 rental apartments - including a 25 percent affordable component - with 36,000 square feet of commercial space.  The project would include at least two restaurants and a grocery store.

Requested entitlements for the Sunset-Western development include a conditional use permit, density bonus incentives, a specific plan exemption, and a master conditional use permit for on-site alcohol sales.

Plans approved for the nearly 100,000-square-foot site last year would allow for a smaller six-story structure containing 293 residential units and 34,000 square feet of retail uses.

Across the intersection of Sunset and Western, a larger mixed-use complex featuring over 700 apartments at 5420 Sunset Boulevard.

Opposite Sunset Boulevard, construction recently resumed at a long-stalled Target, following the resolution of a long-running legal battle over the project.
