A presentation to the Santa Monica Planning Commission reveals a new look for 3223 Wilshire Boulevard, a proposed mixed-use complex from Cypress Equity Investments.
The proposed four-story building, which would replace an Aahs! store at Wilshire and Centinela Avenue, would feature 53 studio, one-, two-, and three-bedroom apartments atop 5,831 square feet of ground-floor retail and 109 parkign stalls on two subterranean levels. Plans call for four units to be set aside as affordable housing.
The design by Oakland-based architecture firm Pyatok has evolved since the project was first presented in December 2018 to address criticism from members of the Architecture Review Board, who felt that common gathering spaces were not strategically placed, and that certain design elements were too "busy." The most visible change is the addition of a roof-level amenity deck overlooking the intersection of Wilshire and Centinela.
Cypress Equity Investments has expressed interest in construction 3223 Wilshire using prefabricated units to speed the project's buildout.
A staff report to the Planning Commission recommended approval for the proposed apartment complex.
The developer is currently in the midst of construction on a similar project a block south of the Expo Line in Downtown Santa Monica.
