Developer Vitruvian Culver City has dropped plans for residential units within the proposed 8777 Washington Boulevard project at Culver City Station, and will instead build more office space.

The proposed development, slated for the current home of the Surfas Culinary District at Washington and National Boulevards, will move forward as a four-story building featuring 128,000 square feet of offices above 4,500 square feet of ground-floor retail space.  Plans also call for 392 parking spaces within a three-level underground garage.

Global architecture firm Gensler is designing the project, which is now portrayed with a contemporary glass facade.  Though similar in form, the revised design diverges significantly from the original proposal, which had called for 80 apartments on the eastern side of the building.

Culver City has seen a number of office and residential developments emerge in the wake of the Expo Line's arrival, including Access Culver City and the Platform.  Work is also expected to begin soon for the larger Ivy Station across the street from the Surfas property, while additional projects are slated for properties on Washington Boulevard and Wesley Street.

The Culver City Planning Division recently circulated a notice of intent to adopt 8777 Washington's mitigated negative declaration, which would allow the developer to pursue construction permits for the project.
