Seven months after breaking ground in Warner Center, construction is in full swing for a new senior housing complex from developer South Bay Partners.

The project - a joint venture with LAMB Properties and Columbia Pacific Advisors - is located at 6233 Variel Avenue.  Plans call for a series of eight-story structures featuring 215 independent living units, 94 assisted living units, and 27 memory care units.

Designed by VTBS Architects, the complex will complement the senior housing with multiple on-site restaurants, in addition to ancillary features such as a pool, a gym, movie theaters, courtyards, and parking.

The development, which is named The Variel for the street on which it is located, is scheduled to open in Winter 2021.

The Variel is one of three large senior housing projects in the works for Warner Center.  A short distance south, Speiker Senior Development Partners has proposed to develop  a 17-acre site at Canoga Avenue and Burbank Boulevard with a similar 695-unit development, while another developer has proposed 190 senior apartments one block east on De Soto Avenue.

Besides The Variel, South Bay Partners is also planning a  192-unit senior living complex called The Bellwood near Century City.
