An early 1940s retail building in the Beverly Hills Business Triangle could make way for a larger commercial development, per a presentation scheduled for the August 12 meeting of the city's Planning Commission.

The Sterling Organization, a West Palm Beach-based real estate investment firm, is seeking city clearances to build a new three-story edifice at 317 N. Beverly Drive.  Plans call for approximately 8,800 square feet of retail space on the building's first two levels, which would be subdivided between two tenants, capped by nearly 4,300 square feet of office space and a terrace deck on the third floor.

Parking for the building would be provided in a small, automated structure at the back of the property.

Nadel Architects is designing the development, according to plans included with the presentation.  Allen Siple, an architect responsible for many buildings in the neighboring Westwood community, designed the existing two-story edifice slated for demolition.

The project is one of a handful of new buildings now in the planning stages for the Business Triangle, highlighted by a proposed Cheval Blanc hotel on Rodeo Drive.
