Humphreys & Partners Architects has unveiled a new rendering for 14th & Hill, a proposed residential-retail development in Downtown's South Park neighborhood.

The project site, named for its location at the intersection of 14th and Hill Streets, calls for the construction of a seven-story edifice that would feature 233 rental apartments - including 21 affordable units - atop 9,000 square feet of ground-floor commercial uses and 259 basement parking spaces.  Other project components include amenities such as a fitness center, a swimming pool, and a central courtyard.

The contemporary mid-rise structure is being designed to include exterior finishes such as plaster, stone veneer, and metal panels.

A timeline for the project has not been announced.  It received approvals from the City of Los Angeles in late 2017.

Humphreys & Partners has designed a number of similar mid-rise developments in and around Downtown, including a five-story apartment complex planned in Westlake and a seven-story building on Adams Boulevard.
