A small apartment complex with ground-floor retail could replace a cluster of small commercial buildings near Montrose Community Park, according to a presentation given last month to the Glendale Design Review Board.

Project applicant Mikael Galestian, through an entity called New Dawn Enterprises, LLC, has proposed to replace all existing structures at at 3508-3514 Verdugo Road with a three-story building which would feature 14 two- and three-bedroom dwellings above 2,762 square feet of ground-floor retail space and 49 parking stalls.

The proposed low-rise edifice, designed by Glendale-based architecture firm Zohrabians, would be contemporary in style.  Renderings show upper floors set back from the building's main street frontage, and a rear yard set behind the apartment complex.

Additional details regarding the project are unclear.
