According to an environmental report published by the Los Angeles Department of City Planning, a new mixed-use development is slated for a vacant lot near the border between MacArthur Park and Koreatown.

The project, currently known by the prosaic title "Apartments on 7th Street @ Hoover Street," would rise from an approximately 1.28-acre site near the southwest corner of 7th and Hoover Streets.  Plans filed by Pasadena-based Maxsum Development call for a six-story podium-style structure that would feature 158 residential units, 5,571 square feet of ground-floor commercial space and 250 underground parking stalls.  Dwelling units would come in a mixture of one-, two- and three-bedroom floor plans.  The proposed development would also include an expansive second-floor amenity deck, with offering such as a swimming pool, a fitness center and a terrace garden. 

Designs for the apartment complex were crafted by EWAI, an architecture and planning firm whose offices are located across the street from the proposed development site.  Exterior elevations submitted to the city indicate that the low-rise structure would be clad with a combination of pinted plaster, metal screens, wood veneer and corrugated metal.

Construction of the project is expected to occur over approximately two years, starting in the first quarter of 2016.  The developer will first need to obtain multiple discretionary approvals from the City of Los Angeles, including a zone change to increase the property's maximum allowable floor area ratio.
