With completion nearing for the 550 Harborfront apartments in Downtown San Pedro, Holland Partner Group is now pitching plans for a similar project across the street.

Yesterday, the Vancouver, Washington-based developer submitted an application to the City of Los Angeles to construct a mixed-use housing project on the block bounded by 6th, 7th, Beacon, and Palos Verdes Streets.  The project, named for its address at 625 Beacon Street, calls for razing three small commercial buildings to make way for an eight-story edifice featuring 281 apartments and 2,316 square feet of ground-floor retail space atop a three-level, 505-car subterranean parking garage.

MVE + Partners, which also worked on the neighboring 550 Harborfront development, is designing 625 Beacon.  The 85-foot-tall structure would include an outdoor community space overlooking Pepper Tree Plaza and the waterfront.  Renderings also depict an elevated courtyard facing 7th Street.

The proposed development is the latest in a series of mixed-use projects planned near the Port of Los Angeles.  Galaxy Commercial Holdings, Shaw Investments, and Urban Stearns are planning residential-retail projects which would replace commercial buildings on Harbor Drive.

Just south of the 625 Beacon site, the County and City of Los Angeles may seek proposals from private developers for a property located at 711 S. Beacon Street.

Holland Partner Group is also developing mixed-use and multifamily residential developments in East Hollywood, Long Beach, and the Mid-Wilshire neighborhood.
