The property, located at 4760-4766 Melrose Avenue, is currently improved with a pair of vacant buildings. Plans approved earlier this month by the City of Los Angeles call for replacing them with a five-story building containing 35 units of affordable housing.
With the exception of a market rate manager's apartment, the project will cater to households earning at or below 35, 50, and 60 percent of the area median income. Rents will be set as $509 per month, according to a staff report to the California Tax Credit Allocation Committee.
Togawa Smith Martin is designing the Melrose Avenue development.
Total project costs are estimated at $24.1 million.
Affirmed Housing is currently in the midst of construction on a similar $28-million development in Westlake.
