An initial study published by the City of El Monte unveils plans to redevelop a mostly vacant property on Valley Boulevard with multifamily housing.

The proposed project, which comes from Southland Real Estate Group of El Monte, would rise from a roughly 2.81-acre site at 11133 Valley Boulevard.  The site, which has been cleared of all structures save for a single 1,800 commercial building, is slated for the construction of 83 residential units on two separate lots. 

The eastern portion of the site, called Lot A, would be developed with a new four-story edifice containing 43 residential units atop 94 ground-level parking stalls.  Other components of the building would include a leasing office, a 2,400-square-foot community room, an amenity deck, a garden, a yoga area, and a barbeque pit.

Lot B, located on the western half of the property, is poised for the construction of 40 residential units and 97 parking stalls in eight standalone buildings.  A small tot lot is planned for the back of the property, away from Valley Boulevard.

According to the environmental study, construction is expected to occur over a roughly two-year period commencing in the first quarter of 2022 and concluding in the first quarter of 2024.
