Real estate investment firm Alliant Strategic Development is planning yet another multifamily residential complex in the San Fernando Valley.

Earlier this month, the company filed an application with the Los Angeles Department of City Planning seeking entitlements for the construction of a six-story, 322-unit apartment complex on an L-shaped site at 7050 Van Nuys Boulevard.  The proposed building, called Van Nuys and Vose for its cross streets, would also include 4,105 square feet of street-fronting retail space and at-grade parking for 184 cars.

In exchange for Transit Oriented Communities development incentives, permitting additional height and reductions to open space and parking, Alliant Strategic would be required to set aside 37 of the apartments as deed-restricted affordable housing at the extremely low-income level.

AC Martin is designing the proposed development, which is portrayed in elevation plans as a contemporary podium-type building clad in painted stucco.  Three courtyards would be located at the second floor, supplementing interior amenity spaces and two rooftop decks.

The project is the largest Valley development for Calabasas-based Alliant Strategic, following proposed 148-unit and 220-unit apartment buildings in Canoga Park.
