A multifamily residential development could be headed to a vacant lot in Sylmar, according to plans filed yesterday with the City of Los Angeles.

The proposed, located at 12663-12667 N. San Fernando Road, was previously improved with a parking lot and a small commercial building.  The new development would consist of 56 apartments.

The property's zoning would allow for a by-right development up to three stories in height.  However, requested entitlements include density bonus incentives - in which the developer would be granted relief from certain zoning restrictions in exchange for providing units priced for lower-income households.

Property records list the owner of the development site as Meta Housing Corporation, a developer of affordable housing.  

Additional details regarding the project are not listed in its case filing.

The proposed development would rise less than a mile from the Sylmar/San Fernando Metrolink Station.  Meta completed a 101-unit mixed-use project nearby last year.
