A series of small residential and commercial buildings in Vermont Knolls could be redeveloped with multifamily housing and commercial space, according to plans recently submitted to the City of Los Angeles.

The project site, located at 7311-7317 S. Figueroa Street, is currently improved with three homes completed between the 1920s and the 1950s, according to city records.  Property owner and applicant 853 West 5th Street, LLC - which is affiliated with BRK, Inc. - hopes to demolish the existing structures to make way for a new five-story edifice featuring 53 apartments above 777 square feet of ground-floor commercial space and a 33-car garage.

Requested entitlements for the development include Transit Oriented Communities incentives permitting increased density and floor area, as well as relief from height limits and setback requirements.  BRK would set aside seven of the proposed studio, one-, and two-bedroom apartments as deed-restricted affordable housing at the very low-income level in exchange for the incentives.

The Code Solution is designing the project, which is depicted in renderings as a contemporary low-rise structure lined with cantilevered balconies.  Proposed on-site amenities include a central courtyard, a community room, and a series of rooftop decks.

The proposed apartment complex would rise one block north from a triplex located at 7408 S. Figueroa Street, which BRK is also planning to redevelop with multifamily housing and commercial space.  That project is also being designed by The Code Solution.

Los Angeles County Assessor's records indicate that BRK acquired the 7311-7317 Figueroa site in two separate transactions for a combined sum of roughly $970,000.
