Just west of the intersection of Adams Boulevard and La Brea Avenue, Los Angeles-based 4D Development & Investment and Category Company have quietly started site preparation for a mixed-use apartment complex.

The project, slated for a roughly one-acre site at 5181 W. Adams Boulevard, will consist of a six-story building featuring 115 apartments studio, one-, and two-bedroom apartments - including 13 deed-restricted very low-income units - above a podium structure containing 46 parking stalls and ground-floor retail.

Designed by Bittoni Architects, with AFCO Design serving as executive architect, the building is depicted in renderings as a contemporary low-rise structure, with a U-shaped footprint above its podium level.  Plans call for a blue and white-colored exterior, wrapping around a third-story pool deck.

The project is among the largest of a recent slate of multifamily residential developments to rise along Adams Boulevard, the bulk of which are being built by Mid-Wilshire-based real estate investment firm CIM Group.

4D Development's other projects include the E. On Grand apartments in Downtown Los Angeles and a proposed residential-retail building near the Vermont/Beverly Metro station.
