A year-and-a-half after breaking ground at Santa Monica Boulevard and Yale Avenue, construction is finally progressing above ground for a mixed-use apartment building from LaTerra Development.

The project, which replaced a strip mall at the southwest corner of the intersection, will consist of a three-story building featuring 50 apartments above roughly 10,000 square feet of ground-floor retail space and two levels of subterranean parking.  Approved plans call for a mix of studio, one-, two-, and three-bedroom units, with four apartments set aside as affordable housing.

Tighe Architecture is designing the low-rise structure, which will be wrapped in perforated metal panels on its upper floors.  Flourishes of orange and green will color inset balconies, according to conceptual renderings.

In addition to housing, the project will also include a fitness center, courtyards, a clubhouse, and a 5,000-square-foot roof deck, according to a landing page on the LaTerra Development website.

At the time of the project's groundbreaking in mid-2019, completion was expected by the third quarter of 2020.

LaTerra is developing numerous mixed-use and multifamily residential developments across Los Angeles, including new projects in Santa Monica, Downtown, Burbank, West Hollywood, Mar Vista, and Los Feliz.

The Santa Monica and Yale development is rising directly across the street from a currently empty lot slated for the construction of a similar 46-unit apartment complex.
