Prolific local developer Jamison Services, Inc. is on pace to break ground on another residential-retail complex neat year in Koreatown.

The project, located at the southeast corner of 8th Street and Western Avenue, would replace a surface parking lot and small commercial building with an eight-story edifice containing 230 apartments and approximately 12,000 square feet of ground-floor commercial space.  Plans call for a mix of studio, one-, and two-bedroom dwellings, of which 23 would be set aside as extremely low-income affordable housing, and parking for 176 vehicles.

KTGY Architecture + Planning is designing the project, which is portrayed as a contemporary mid-rise structure colored blue and white.  Floor plans show amenities including a club room, a fitness center, and a rooftop pool and amenity deck.

This is the second development Jamison has planned for the 800 S. Western Avenue property.  In 2016, the developer submitted plans to construct a 12-story structure on the same site containing a 148-room hotel and 96 apartments, with 58,000 square feet of commercial space to be located in a separate standalone building.  That project was discarded last year.

The revised project will retain the historic Pellissier Square Garage at 828 S. Western Avenue, a 1930s gas and service station which has been converted for commercial uses.  A landscape plan shows that the roof of the three-story structure is to be used as an amenity deck.

Jamison Services currently expects to break ground on the apartment complex in Spring 2020 and complete construction in approximately two years.

Just across the street from the project site at 8th Street and Oxford Avenue, construction is already underway for a similar development called the Rise Koreatown.

Jamison Services has a slew of mixed-use, multifamily residential buildings in the works on 8th Street, with projects located at Serrano Avenue, Harvard Boulevard, and Berendo Street.
