Earlier this week, the West L.A. Sawtelle Neighborhood Council's Planning and Land Use Committee took its first look a new mixed-use development slated for Pic Boulevard.

The project, which comes from applicant 11590 Pico Boulevard, LLC, would replace a small commercial building at the southeast corner of Pico and Federal Avenue with a four-story structure containing 21 rental apartments atop 615 square feet of ground-floor commercial space.  The low-rise structure would offer studio units - of which two would be set aside as affordable housing - and parking for 12 vehicles at-grade.

Plus Architects is designing the project at 11590 Pico, which will incorporate a common courtyard and private balconies for open space.

Larger developments planned or underway along this stretch of Pico Boulevard include a five-story, 129-unit building proposed at Gateway Boulevard and a five-story, 100-unit structure now rising near Bundy Drive.
