A late 1950s office building near the intersection of Wilshire and Santa Monica Boulevards is poised for a facelift, according to plans scheduled to be reviewed on March 17 by the Beverly Hills Architectural Commission.

The property, located at 9744 Wilshire Boulevard, consists of a five-story edifice featuring approximately 42,000 square feet of offices and retail, as well as dedicated parking for 57 vehicles.  The appearance of the low-rise structure has remained unchanged for decades, according to a staff report.

The owners of the 9744 Wilshire - a series of entities affiliated with SLH Investments and DIICO Properties - are seeking approvals for a renovation which would make cosmetic changes to the building's exterior, as well as some minor alterations to a rooftop space.

Kevin Tsai Architecture has been tapped to design to the project, which calls for recladding the building to include black and white stucco accents, steel window frames, and tempered glass.  Additionally, plans call for the addition of a illuminated address sign and a fourth-floor balcony area lined with glass railing.

The proposed changes would impact the upper floors of the building, but are not expected to alter its appearance at street level.  The addition of the rooftop space would actually result in a slight decrease to the amount of available floor area relative to current conditions, according to architectural plans.
