Built in the late 1970s, the Miramar Towers senior affordable housing community occupies a roughly 2.75-acre site in Westlake.  According to an application filed recently with the City of Los Angeles, the property's expensive front lawn could soon be redeveloped with additional low-income apartments.

The project site, located at 1917-2005 W. 3rd Street, is slated for the construction of a seven-story edifice containing 135 studio and one-bedroom dwellings above parking for 32 vehicles.

Requested entitlements include Transit Oriented Communities incentives allowing for additional density and decreases in required setbacks and open space.

Brooks + Scarpa is designing the project, which would be clad in perforated metal screening.  Floor plans show that in addition to housing, the proposed development would include a community room at its basement level and a second-story landscaped breezeway which would connect to the existing Miramar Towers building.

City records list the project applicant as the Rose Community Development Company, an affiliate of the Jonathan Rose Companies (JRC).  JRC operates the 157-unit Miramar Towers complex in a joint venture with Wakeland Housing & Development Corporation.

The development site is located just east of St. Vincent Medical Center, the recently-shuttered hospital campus which L.A. Times owner Patrick Soon-Shiong recently purchased with the intent of converting it into a research campus focused on COVID-19.

The Miramar Towers are also located just south of a new modular housing complex taking shape at Valley and Alvarado Streets.
