Just over one year after breaking ground in Mar Vista, a pair of multifamily residential buildings from LaTerra Development are starting to crest above ground on Venice Boulevard.

A tower crane is now in place at 12575 Venice Boulevard, where construction has progressed to the third floor above ground on a 52-unit apartment complex.  The completed product will consist of a five-story edifice perched above a 48-car underground garage.

Across the street, rebar cages now protrude above ground at 12444 Venice Boulevard, where a shopping center will be replaced by a second development.  Plans call for a six-story structure featuring 77 dwelling units above 2,100 square feet of ground-floor retail space and underground parking for 84 cars.

Both projects are being designed by TCA Architects.   Renderings depict contemporary podium-type building, which will incorporate rooftop decks, fitness centers and club rooms.

At the time of its groundbreaking, 12444 Venice was expected to reach completion in approximately 20 months.  The larger mixed-use building at 12575 Venice Boulevard was expected to open in roughly two years.

The Mar Vista developments represent a familiar formula for LaTerra, which is also developing multi-building projects simultaneously at properties in East Hollywood and Santa Monica.
