Los Angeles-based developer California Landmark Group is drawing up plans for yet another multifamily housing project near Sony Pictures Studios.

The latest project, slated to replace a thrift store at the northwest corner of Washington Boulevard and Motor Avenue, is intended as an expansion of an adjoining 33-unit apartment building.  The new construction would consist of a seven-story edifice featuring 112 studio and one-bedroom apartments above 2,000 square feet of ground-floor commercial space and parking for 70 vehicles.

Requested entitlements for the project include Transit Oriented Communities incentives permitting reductions to on-site open space and setback requirements.  In exchange, California Landmark Group would set aside 15 apartments as deed-restricted affordable housing.

Abramson Architects is designing the proposed development, which would incorporate several common lounge areas and a rooftop deck.

The project is the latest in a string of mixed-use and multifamily residential developments for California Landmark Group in the Palms-Culver City area, following the 3838 apartments on Dunn Drive and an eight-story complex now under construction on Venice Boulevard.

Other developers with projects in the near vicinity include Guo Rui Group, which is planning a similar apartment complex at the opposite corner of Washington and Motor.
