Legendary Development hopes to break ground on an 11-story office building in the Arts District by 2019, according to an initial study published today by the Los Angeles Department of City Planning.

The proposed 190-foot-tall building, slated for a 1.31-acre property at 4th and Hewitt Streets, would feature approximately 255,000 square feet of office space above a parking podium and nearly 15,000 square feet of ground-level commercial uses.  Parking for 538 vehicles would span three underground levels and four above-grade levels, with offices located above.

The design - which comes from Gensler - would split the building into two parts.  The lower half of the structure, referred to as an industrial base, would feature a rough concrete finish with steel window frames set into openings.  The upper section is imagined with large, sliding glass panels opening onto outdoor decks.

An existing bow-truss building - currently occupied by the A + D Museum - would be remain in place.

Rios Clementi Hale is serving as landscape architect for the project, which includes a rooftop deck.

Completion of the 4th and Hewitt building is anticipated in 2021.

The project is the second major Arts District venture for Legendary Development, following a large apartment complex now rising across 4th StreetHudson Pacific Properties is also active in the area, and a live/work apartment complex is planned opposite Hewitt Street.
