Just north of Old Pasadena, co-developers LPC West and AMLI Residential are wrapping up vertical construction at the 100 West Walnut complex.

Located on the sprawling parking lots surrounding the former headquarters of engineering firm Parsons, the project will consist of a series of five-story buildings featuring 400 rental apartments, 210,000 square feet of office space, and 17,500 square feet of ground-floor retail space.

SOM and HED, which will break up the superblock project site through a network of pedestrian paseos and arcades.  Renderings depict a series of contemporary low-rise buildings, similar to other nearby commercial developments in Pasadena.

Construction of the full development, which calls for additional structures on a parking lot facing Pasadena Avenue to the west, is expected to be completed in 2025.

LPC West, a subsidiary of Lincoln Property Company, is also developing large office buildings at two sites in Culver City.  One of the properties has been leased by Apple to serve as the new home of the company's content division.

AMLI Residential's recent Southern California projects include new apartment complexes in Marina del Rey and Downtown Long Beach.
