Down the block from HoneyBee Market and not too far from Michigan Central Station, a former church has just listed for sale. It's two stories, brick exterior, 8,000 square feet, and comes with the large lot next door. The price? $825,000.

The former Holy United Trinity Church sits on a residential block in Hubbard Richard across from a park; an aerial shot places it in between the train station and the Ambassador Bridge. It's rough inside, with unfortunate drop ceilings and faux wood paneling. But this one isn't about a restoration. It's about the building size and the land. This could be a conversion to residential, with the easy possibility for a roof deck.

Development activity has been wild in Corktown since Ford announced its redevelopment of the train station years ago. The need for residential in the area has increased in the last few years, and we'll likely see it start to spread more into nearby neighborhoods. Southwest is a large, denser, highly walkable neighborhood, and close to many upcoming developments, including the new Gordie Howe International Bridge and the Ralph C. Wilson Centennial Park.

Is this a pricey for a building that needs so much work? Perhaps. Is it a good opportunity for someone to convert to residential? Yes.

It's listed through James Tumey at O'Connor Real Estate.
