On West McNichols, the site of a vacant building will be transformed into a new mixed-use building. The three-story, 38,000-square-foot 7303 West McNichols will bring 38 affordable housing units and commercial space to the Bagley neighborhood.

The Michigan Strategic Fund awarded the project a $1.25 million loan through the Michigan Community Revitalization Program. The project has also received Brownfield tax abatement funding through the city of Detroit, also approved by the Michigan Strategic Fund.

The development is a collaboration between Roderick Hardamom and URGE Development Group, George N'Namdi of N'Namdi Holdings, and Richard Hosey of Hosey Development. Hardamom and N'Namdi are also working on the Osi Art Apartments, which will bring 30 apartments and commercial space to Woodbridge.

“As a development team, our interest is to bring affordable housing and innovative design which has all the attributes of market-rate offerings. The Bagley and Fitzgerald communities have a strong foundation and our project will only enhance its strength and be an anchor institution like the Marygrove Conservancy the University of Detroit Mercy and their students from all over the world,” said 7303 West McNichols LLC partner George N’Namdi.

The development will bring more walkability and vibrancy to the McNichols/Livernois area. It sits across the block from another commercial building under development, 7400 West McNichols, and close to new retail spaces at 7434 McNichols. Livernois recently underwent a road diet to slow down traffic and improve walkability for pedestrians in the popular commercial corridor.
