Developer-builder Longford Construction is moving forward with plans to erect a five-story apartment development at the southeast corner of North Hazel Street and West Sunnyside Avenue in Uptown. The proposed development would demolish the vacant Assyrian Evangelical United Church of Christ and build 32 rental units in its place. 

Designed by SPACE Architects + Planners, the estimated $10 million project features a stone base and masonry walls with metal accents and a mix of hanging and inset balconies. The building qualifies as a transit-oriented development due to its proximity to the Wilson Red Line station and bus lines on Sheridan Road and Marine Drive and will therefore offer just 16 parking spaces. All three of the required affordable housing units will be provided on-site.

Although the Chicago City Council earlier this year approved a zoning change for the project (from RM-5 to B2-3) the develoment at 4447 N. Hazel still had to go before the Chicago Plan Commission on Thursday for a Lakefront Protection Review. The process ensures that developments within a certain distance of the Lake Michigan shoreline comply with the Lake Michigan and Chicago Lakefront Protection Ordinance.
