While office occupancy in the central business district has yet to bounce back from its pandemic lows, Chicago's Loop continues to quietly reinvent itself as a place to live.
The latest building to open its doors to residents is Parkline Chicago, a new 26-story high-rise at 60 E. Randolph Street from developer Moceri + Roszak. Apartment leasing kicked-off last month and move-ins are currently underway.
Situated a block from Millennium Park, Parkline features 190 rental units (on floors 4 through 19) topped by just 24 for-sale condominiums. The 293-foot-tall tower also contains 6,400 square feet of ground-floor retail space, 70 parking spots, and a distinctive two-story "sky lounge" and terrace carved out of the 18th floor.

Monthly rents in the building start around $1,900. Apartments span between 545 and 1,162 square feet and are offered in a mix of studio, convertible, one-bedroom, and two-bedroom layouts (plus one three-bedroom apartment on the 19th floor).
Higher up, crews are putting the finishing touches on the building's handful of luxury for-sale units. The condos start at $1.5 million and are offered in three- and four-bedroom floorplans ranging from roughly 2,100 to 2,600 square feet in size. There's also a single two-story penthouse residence available, according to the developers.
"Parkline's luxury apartments are coming to market at a great time as one of the only options for a new-construction, high-end, highly-amenitized rental residence in the Loop," said developer and architect Thomas Roszak in a statement.
"Although the COVID-19 vaccine is becoming available, many renters are still looking for an apartment that has not been lived in previously, with healthy features like air purification and touchless entry, which Parkline Chicago provides," said Roszak. "Our location also provides the walkability to work, shopping, and recreation near Millennium Park and Lake Michigan that many renters want until they feel comfortable using public transit."
Parkline may be the newest residential development popping up in the Loop near Millennium Park, but it is not the only project in the works. Crews are wrapping up a seven-story addition to the City Club MDA Apartments next door at 171 N. Wabash Avenue. And at nearby 300 N. Michigan Avenue, a 47-floor hotel and apartment tower continues its skyward climb.
The Parkline development broke ground at the corner of Wabash and Randolph in late 2019. It demolished and replaced a low-rise parking garage.
