Demolition permits have been issued for a long-anticipated West Loop site, clearing the way for a new 18-story residential tower. Addressed at 1044 W. Van Buren and 1050 W. Van Buren Streets, the demolition permits allow for the razing of two masonry buildings. A venture by developer Tandem, the project is an updated scheme from the earlier rumored plan that went under the address of 1050 W. Van Buren.

Designed by Chicago-based Antunovich Associates, the revised project will rise 18 floors instead of 21. According to a minor change request for the Planned Development, the new height will be 195 feet to the top of the elevator overrun, down from 231 feet. The number of units has been reduced to 196 from an original 201, while the parking count has been increased to 78, up from an original count of 69. The building’s podium will now be three stories instead of two.

According to Tandem’s website, 1044 W Van Buren follows on the heels of the success of Avra West Loop, their previous project just one block away. The building will offer high-quality rental units with nearly unobstructed views to the north and east. Units will have spacious layouts with many including private balconies. Amenities include a rooftop fitness center & yoga studio, a co-working lounge with private offices, a sky lounge and game room as well an outdoor deck with fire pit and grilling stations. 

Construction on the building is expected to begin in early 2022 with completion in Spring 2023. Permits for the tower crane and full building have also been filed already.
