The mixed-use building in line to become Austin’s next tallest tower is halfway there, at least vertically. Sixth and Guadalupe, under construction at 400 West Sixth Street, topped out the commercial portion of the new building and began work on the residential floors earlier this month.

Developed by Lincoln Property Company and Kairoi Residential, in partnership with DivcoWest, the building will rise to 875 feet and will be the tallest in Austin—for a moment, at least—when completed. Designed by Gensler, Sixth and Guadalupe will consist of stacked sections with different uses, combining over a million square feet of office, residential, retail, and outdoor space in one very tall building. The high-rise will include 9,984 square feet of ground-floor retail space and 14 levels of parking, topped by 589,112 square feet of Class A office space and 349 apartments for a total of 66 floors.

Built by JE Dunn, Sixth and Guadalupe will be the fifth-tallest building in Texas. Other amenities with attached superlatives will include the largest outdoor office terrace in the Central Business District and the highest residential sky pool deck in the city. In addition to providing abundant onsite parking (with plenty of car-charging stations), Sixth and Guadalupe will feature an extremely pedestrian-friendly Downtown location near existing public transit as well as a planned metro line. 

For bicycle commuters, the office section of the building will include dedicated garage access, ample storage space, showers, and locker rooms. Offices will also feature private balconies with outdoor work space on every floor, advanced air filtration systems, touchless access technology, and other health-focused details. The amenity deck will include a 25,000-square-foot terrace with views of the Capitol and Lady Bird Lake, a 6,400-square-foot tenant lounge/bar and conference center, and a 5,600-square-foot fitness center.

Apartment residents will have separate, exclusive amenities, including three sky-deck pools and indoor-outdoor decks with cabanas and lounge seating, a 24-hour health club, an outdoor yoga deck, a podcast studio, a theater room, a game room, and a dog park and dog wash.

Sixth and Guadalupe is expected to be completed in spring 2023.
