A year after construction began, a pint-sized development billed as Georgia’s first standalone village of tiny houses is ready for its closeup.

An open house is scheduled for noon Sunday to allow prospective buyers a first glimpse at Cottages on Vaughn, an eight-home micro development where residences max out at just 500 square feet.

The half-acre site is located just beyond the Interstate 285 loop in downtown Clarkston, about three blocks from the Stone Mountain PATH Trail that links to downtown Atlanta.

It’s an effort by tiny house developer MicroLife Institute—a nonprofit based in Atlanta that promotes pint-sized living—to show how single-family residential land use can be maximized while keeping home prices relatively attainable.

Home sizes range from 250 to 500 square feet, and five of the units have been sold, although construction continues and move-ins aren’t expected until May, MicroLife Institute’s Kim Morrison tells Urbanize Atlanta.

“We’re building a great community,” says Morrison. “Already the existing five homeowners Zoom [with each other] every week, which is really cool, since they haven’t moved in yet.”

Prices for the remaining three houses—all the larger floorplans, each with second-floor lofts—are being withheld until Sunday’s event. Previous sales have been in the low to mid-$100,000 range.

A required monthly HOA fee of $100 covers common area maintenance and landscaping. Solar packages are available for some models.
