As anyone who’s traveled Georgia Avenue through Summerhill has probably noticed, restaurants have been popping up like culinary chanterelles since 2019, while townhomes and large-scale apartment clusters continue to populate nearby blocks.

Now, a boutique building of for-sale condos is entering the mix, as sources tell Urbanize Atlanta. 

In permitting is a six-story project called Ten 5 Summerhill that would rise on a vacant lot across the street from Phoenix II Park, where Georgia Avenue meets Martin Street.

The owners and development group are Intown Builders, and designs are by Xmetrical, an Atlanta-based firm behind modern-style homes, multifamily, and commercial projects across the city.

Plans call for 21 condos topped by a rooftop amenity space that would peer across the neighborhood to downtown. At street level, fronting Georgia Avenue, roughly 3,200 square feet of commercial space is in the works. Parking will be located in a lot behind the building.

Xmetrical principal Jordache Avery says tentative plans call for breaking ground late this year, or in the first quarter of 2022.

Avery says it's too early to estimate condo prices, but sizes should range from 625 to 1,125 square feet. 

Property records indicate the vacant .3-acre parcel sold for $660,000 in August 2018—two years after it had traded for $168,000. (In 2013, it went for $70,000, which speaks to the area’s temperature change since the Braves decamped to Cobb County.)

The condo venture is another example of development spreading beyond Summerhill’s commercial core and evidence that for-sale condos are making an intown comeback amidst a tsunami of new apartment complexes.

Boutique condo builds are under construction from Virginia-Highland, Druid Hills and Kirkwood to Decatur, while projects with dozens or even hundreds of units have materialized in West Midtown, Buckhead, and Grant Park.

Still more condos are in the pipeline in development magnets like Blandtown.
