Peering over Interstate 20, a five-acre redevelopment of vacant land has brought nearly 300 new apartments southeast of downtown while continuing what developers call a renaissance in Summerhill.

Broadstone Summerhill, as the community’s called, has begun welcoming renters to a complex inspired by Victorian homes in nearby Grant Park and boutique retailers on burgeoning Georgia Avenue, located about six blocks south, according to developer Alliance Residential Company.

The site is positioned between vacated Turner Field parking lots where a Publix is proposed, I-20, blocks of single-family homes, a row of modern-style townhomes built several years ago, and the Ramada Plaza by Wyndham hotel, which sold at auction in November for potential redevelopment.

Construction of Georgia State University’s new $85-million convocation center, basketball arena, and concert hall has also gone vertical in recent weeks a stone’s throw from the Broadstone apartments.

With 276 rentals spread across three residential buildings, Phoenix-based Alliance is aiming capitalize on momentum generated by GSU and developer Carter’s masterplanned Summerhill redevelopment, which is transforming numerous blocks in the vicinity.

“We’re proud to be a partner in the renaissance of the historic Summerhill neighborhood, and look forward to our residents being part of this thriving community,” Alliance’s managing director Noah Randall said in a company announcement provided to Urbanize Atlanta. The complex “provides luxury rental options to this flourishing area and seamlessly blends into the community’s fabric.”

The Fulton Street venture offers rentals from studios to two-bedrooms, each with Moen fixtures, quartz countertops, mud benches near entries, and “plank-style vinyl wood flooring.” According to a project rep, one- and two-bedroom units range between 635 and 1,043 square feet, with rents between $1,530 and $2,074.

Info on monthly rates for studios wasn’t available this week.

Broadstone Summerhill’s amenities include an airy clubroom, a pet park and spa, bike storage, a guest suite, and a “rooftop observatory and lounge” with a wet bar, arcade games, and drink ledge overlooking downtown and the Gold Dome.

The leasing office features stadium chairs from the original Braves stadium and other relics of the neighborhood, including Olympic bags issued to athletes. The project is expected to receive the National Green Building Standard’s Green Certification, an energy efficiency accolade.

None of the apartments are being reserved as affordable housing options, as Alliance reps have previously said.

In recent years, Alliance has been active in a variety of submarkets across metro Atlanta. Five other projects under construction or recently finished include Broadstone Pullman (354 units), The Irby in Buckhead (277 luxury apartments), Broadstone Upper Westside (314 units), plus Broadstone communities near the town centers of Norcross and Sugar Hill in Gwinnett.
