Substantial investments intended to bring dated office complexes into the 21st century continue around Central Perimeter’s “Pill Hill” healthcare hub.
The latest makeover, expected to finish next month near Emory Saint Joseph's Hospital, is creating a state-of-the-art medical campus in Sandy Springs called The Commons at Lake Hearn. The Cooper Carry-designed renovations to three existing buildings will top $65 million, making it one of metro Atlanta’s priciest medical office upgrades to date, according to project reps.
The redo’s goal, according to owner Pavilion Partners, is to “attract and retain top-tier healthcare users from across the Southeast.”
To that end, the project’s leasing and management team, SK Commercial Realty, announced this week they’ve inked new leases with Extremity Healthcare (5,600 square feet) and Makeover Aesthetics (a 3,500-square-foot cosmetic clinic specializing in non-invasive procedures) at The Commons.
Built in 1980, the complex is located just Inside the Perimeter near Lake Hearn, a small body of water across Interstate 285 from Concourse’s King and Queen towers.
The 182,000-square-foot campus—"completely revitalized and cohesive”—will feature upgraded interior common areas, a new conference center, and a restaurant called The Grille. That’s surrounded by 2 acres of Wi-Fi connected greenspace, with rain gardens, patios, and 1,200 square feet of arbor canopy, per project officials.
A new five-story parking deck offers 885 spaces, and all buildings have upgraded air-filtration systems in response to the COVID-19 pandemic.
“With a mix of outdoor amenities and unique on-site offerings, such as a fully equipped tech and conference center,” said Scott Martin, SK senior vice president, in a prepared statement, “The Commons will soon serve as one of the leading medical campuses in the region.”
Meanwhile, around the corner and fronting Lake Hearn, a 1970s suburban-style complex formerly named Peachtree Dunwoody Pavilion is being remade as the multi-phase, MARTA-connected Altmore project now.
