Modern-style duplexes have been popping up for so long in Reynoldstown they’re practically a traditional architecture type at this point.

The trend continues at a construction site a block from Memorial Drive where two duplexes are claiming a lot that’s been vacant for more than a decade. It’s the latest example of underused land being converted to housing of various types in surrounding blocks, a few minutes’ walk from the Atlanta BeltLine.

Listing agent Shane Little of Avenue Realty tells Urbanize Atlanta two duplex units are finished at the site, and foundations are poured for the remaining two homes next door.

The first units listed at $709,900 late last week, and the option nearest the street was under contract by Saturday, according to Little.

“These are a little different in appearance from most of our work,” Little wrote via email.

The homes bring four bedrooms and three and ½ bathrooms in 2,215 square feet, with spacious rooftop decks up top. Ground levels have two-car garages, covered rear patios, and offices.

The land itself sold for $560,000 in 2018, property records indicate.

The project is coming together directly across the street from pint-sized restaurant Dyan’s Food and Variety, a few doors down from Abode’s completed Mattie Branch community and numerous other R-town duplexes sold in recent years.

The BeltLine’s Eastside Trail is about five blocks west. Listings also cite Madison Yards as a walkable attraction.

It used to be that a home listing for $700,000 or more would send the needle off the record in Reynoldstown.

But sales records show nearly three dozen standalone homes, townhouses, and duplex units have fetched more than that mark the past couple of years, reaching as high as the mid-$900,000s.
