The latest Old Fourth Ward townhomes to pop up west of Boulevard with a modern bent were met with “high demand” and have now sold out.

That’s the word from developer Empire Communities, which has made building intown townhouses a focal point in recent years in places that couldn’t be more disparate, ranging from Boulevard Heights, Kirkwood, and Pittsburgh to Buckhead.

Empire began construction in 2019 on a 34-townhome venture where Angier Avenue meets Parkway Drive in Old Fourth Ward.

The large corner lot (with skyline views) had formerly housed Premier Academy, a longtime center of childcare and learning for kids around the Village of Bedford Pine, which relocated to a facility on nearby Renaissance Parkway.

Now called Empire 4Forty4, the project finished construction early this year and offered what was described as connectivity in a setting with diverse architecture, where prospective buyers could “live a life truly uncompromised” in the $400,000s and walk a few blocks to Ponce City Market and the BeltLine.

The last couple of homes available—both two-bedroom, two-bathroom units across three levels—saw prices increase by about $5,000 and $7,000 between December and a final sales push this spring.

The latest advertised prices are $431,553 and $433,872, respectively, with $150 required in monthly HOA fees each.

Perks with the final floorplan to go under contract in late April, The Welkin, included vaulted ceilings of up to 14 feet, an entertainment-ready loggia, and a 10-foot quartz island in the kitchen.

Some 4Forty4 units have closed in the $420,000s. That’s about $100,000 cheaper than larger townhomes at Dezhu US’ ParkHaus project across the street.

Meanwhile, the new Plexus r+d-designed townhomes called “The Muses” begin just shy of $600,000 a couple of blocks away.
