Evidence of intown Atlanta’s appetite for townhomes is continuing in a significant way at a location developers call strategic for its access to Piedmont Park and Morningside’s top-flight schools.

Construction is barreling ahead at 1791 Piedmont Road NE on a Toll Brothers townhome venture called Beckham Place at Morningside.

The site, which curves along the popular connector between Midtown and Buckhead, is a few blocks north of Piedmont Park near Fat Matt’s Rib Shack. Until recently it housed the Oak Knoll Apartment Homes, which were built in 1951, according to Yardi Matrix. Permitting records indicate 11 buildings with 52 total units were demolished.

Allison Nugent, a Toll Brothers regional account director for marketing, tells Urbanize Atlanta that forthcoming townhomes will span between 1,800 and 2,100 square feet—and could deliver as soon as late summer this year.

Floorplans, pricing, the overall site plan, and even the number of planned homes is still being finalized, Nugent says. Detailed renderings are pending.

Amenities are expected to include a pool, pavilion, fire pit, and outdoor grilling area. Beyond the school district and nearby marquee park, marketing materials tout proximity to Atlanta Botanical Garden and Morningside Nature Preserve. 

The community will be gated, and each home design will offer rooftop terraces, per marketers.

Pennsylvania-based Toll Brothers, which bills itself as the nation’s top builder of luxury homes, acquired longtime Atlanta homebuilder Thrive Residential in February. The deal included nearly 700 infill lots that Thrive had accumulated throughout Atlanta and Nashville, including the Morningside parcel under development now.  

With projects underway in 24 states, Toll Brothers’ operations are huge, and in Atlanta their forthcoming townhome ventures alone span from Decatur to East Atlanta and Grant Park, among other neighborhoods.

Elsewhere intown, the firm's plans are more ambitious. 

Earlier this month, tentative details emerged for Toll Brothers’ potential redevelopment of Edgewood’s sweet-smelling Edwards Fine Foods, a dessert factory owned by Schwan's Company on La France Street. As the AJC reported, Toll Brothers has put that 11-acre parcel under contract with a whopping 725 housing units in mind—including 275 for-sale condos—alongside 10,000 square feet of retail. The factory has reportedly operated there for about 60 years. 

Traffic decriers should note that site is located around the corner from the Edgewood-Candler Park MARTA Station, where former parking lots have been transformed into hundreds of apartments and a few retail slots in recent years.
