Exactly what one of the tallest Midtown residential proposals in recent memory might look like is becoming clearer.

Charleston-based Middle Street Partners provided a rendering this afternoon for a two-tower venture on Juniper Street that could replace two popular food and beverage establishments—Einstein’s and Joe’s On Juniper—in operation since the 1990s.

The development team is expected to present plans for 40 and 32-story buildings to the Midtown Development Review Committee this evening.

In advance of that meeting, Middle Street provided the following statement regarding the longstanding Midtown eateries: “We’re in active discussions with the property’s ownership team and are committed to working together in hopes to keep the beloved Einstein’s and Joe’s on Juniper as part of the new project,” reads a statement emailed to Urbanize Atlanta.

Per the visual, the project would consume parcels along Juniper between 12th and 11th streets, with the taller building situated to the north and a mixed-use component between.  

Bungalows at that location have been home to casual Southern restaurant Einstein’s and its sprawling patio since 1991, with sibling bar and eatery Joe’s On Juniper opening a couple of doors down a few years later.

Google Maps According to paperwork filed with Midtown Alliance, the towers would collectively offer almost 500 new multifamily homes. The taller structure, with 320 units, is considered phase one and would be built first.

In terms of sheer stories, at least, that would mark Midtown’s highest stack of homes since Related Group’s 39-story Icon tower wrapped in 2018.

Middle Street Partners recently entered Atlanta’s development scene in Grant Park, where it’s building more than 320 BeltLine-adjacent rentals on 3.5 acres next to the BeltLine’s Southside Trail corridor.
