Five years after Forsyth County’s own master-planned utopia broke ground, it appears to be emblematic of the pandemic-era gold rush for housing in suburban Atlanta, where bidding-war horror stories abound right now.

Developers behind Halcyon, the Avalon-esque mini-city in the Alpharetta portion of Forsyth, have said since conceptual stages that townhome prices will start the $400,000s.

Less predictable were standalone four-bedroom houses—hardly mansions—that have crested $800,000 in recent listings.

One Empire rep recently told Urbanize Atlanta the homebuilder can’t keep up with the influx of homebuyers at Halcyon, where a demand for walkability with suburban spaciousness is outpacing housing supply.

A year after the first Halcyon homeowners moved in, one third of planned single-family homes and two-thirds of townhomes are spoken for. The priciest sale to date is a four-bedroom MH Halcyon house that fetched $774,000 before Christmas, according to listing services.

“These trends have surpassed the expectations Halcyon and Empire had pre-COVID, pushing new construction to the forefront,” the project rep wrote in an email.  

Beyond for-sale housing, a Krog Street-style food hall and brewpub, the county’s first dine-in cinema, and greenspaces, the $370-million Halcyon project has delivered a senior housing complex and market-rate apartments. An Embassy Suites hotel is on the way. 

On the rental front, one-bedroom apartments at Greystar’s Elan Halcyon with 600 square feet start around $1,500 per month. The largest two-bedrooms available (1,188 square feet) require $2,500 monthly.
