A hybrid hotel-condo project is moving closer to groundbreaking in a marquee Buckhead location after devising a way to maximize land use and tap into an existing parking garage.

The Atlas Capital Ventures project at 3630 Peachtree Road, a block from Phipps Plaza, would mark the return of Ritz-Carlton lodging to Buckhead after a three-year absence to date. It’ll be called The Ritz-Carlton Buckhead Hotel and Residences.

Finalized plans call for a 256-key hotel and 82 condos to be built on the footprint of an existing parking garage used by the Ritz-Carlton Residences, which has stood at 40 stories next door since 2009.

Linking the tower with a six-story parking deck would provide 430 spaces required by the new condos, hotel, and an adjoining conference center, per developers.

The goal is to open the property in 2023. Developers submitted paperwork last month for building permits that detail revised plans. 

Buckhead’s Development Review Committee has approved the project after voicing concerns last year that a larger version would be too dense for existing parking and would complicate traffic patterns near a busy intersection.

To accommodate height restrictions pointed out by DRC members, recent drawings suggest the tower portion has shrunk from initial plans of 336 feet but gotten thicker. It’ll now stand 225 feet, or roughly 20 stories, according to plans.

Condo options atop the hotel will range from one-bedrooms to more than a dozen four-bedroom dwellings, according to permit filings.

The Ritz-Carlton flag ended a 30-year run in Buckhead in 2017, when its 507-room property near Lenox Square on Peachtree Road underwent a $20-million renovation and rebranding as The Whitney, a Marriott Luxury Collection Hotel.
