It could be several years before a ribbon-cutting for the Atlanta BeltLine’s completed Southside Trail happens, but the trail’s prospects alone continue to impact home prices, especially on the southeast side of town.

Case in point is the Farmhouses at Ormewood Park, a rare full neighborhood of two dozen standalone houses that’s being marketed as “possibly the BeltLine’s last single-family home community.” (Pricing, zoning, and general development trends geared toward density lend credence to that statement.)

Built around a new street named simply “Belt Loop,” the project has been coming together the past couple of years where the unpaved BeltLine corridor begins its crescent-shaped swoop south of downtown, directly east of Grant Park.

Anna Kilinski, a Realtor with Keller Williams Realty Intown Atlanta, tells Urbanize Atlanta the project’s lone black-painted house recently went under contract for more than $1.2 million.

Two under-construction, four-bedroom homes—711 and 731 Belt Loop, each with a little less than 3,200 square feet—are asking $1,149,000 and $1,199,900, respectively.

Should any of the three close at those numbers, they’d set the Ormewood Park single-family sales record, according to sales data from the past several years.

The current record was established when two large Glenwood Park properties sold in 2018 for just over $1 million each.

Kilinski said the 731 Belt Loop home should be finished in about five months, and the other by the end of 2021. C4 Developers’ plans call for even larger, more modern-style homes to claim the few remaining lots in coming years.  

“The project is meticulous in detail and quality, and we’re sold out of everything else,” said Kilinski.

The Farmhouses join a flurry of residential ventures banking on intown convenience and the Southside Trail’s eventual popularity, including The Swift in Boulevard Heights and Ormewood’s first BeltLine-fronting multifamily build, 915 Glenwood. It’s been selling since late 2018, with the first smaller homes trading in the mid-$700,000s.
