Developer Greystar’s latest metro Atlanta community seems intent to prove that flirting with retirement age doesn’t necessarily spell the end of activities like Rosé All Day and Cabernet Cabaret.

Greystar has developed or acquired multifamily hubs in intown hotspots from East Atlanta (Alexan EAV), Old Fourth Ward (Anthem on Ashley), Decatur (1133 On the Square), to Emory Point. The company’s next venture, Overture Powers Ferry, is coming together around the corner from The Battery and Truist Park, home of the Atlanta Braves.

Situated in Cumberland, north of Buckhead and “a few minutes away from the beautiful Chattahoochee River,” Overture has recently begun preleasing its 171 one and two-bedroom apartments that cater to active adults over age 55, according to project reps. (Being extroverted won't hurt, either.)

Overture flats will range from just 555 to 1,405 square feet, with rents starting at $1,543 monthly for one-bedrooms. First move-ins are scheduled this fall.

The community is expected to have “resort-inspired amenities,” and the vino game should especially feel like vacation. Greystar reports the wine room will be the largest in Georgia.

Other planned perks include concierge services, bocce ball, a swimming pool, a large theatre, yoga studio, an onsite coffee bar and bistro, gaming and billiards rooms, a reading lounge, and 12,000 square feet of community space for gatherings.

The goal is to create for residents “their own private club as an extension of their apartment home,” per Greystar reps.

Halima Moore, Overture’s community manager, says the project marks Greystar’s first in the Cumberland area. “We know residents will enjoy the ease, activity, and luxury of the Overture lifestyle,” Moore said in a prepared statement, “complemented by close proximity to some of Atlanta’s most notable attractions, such as The Battery.”
