Near the southwest corner of James M. Wood Boulevard in Koreatown, a pair of small commercial buildings has made way for yet another mixed-use housing complex.

The new development, located at 905-909 S. Vermont Avenue, calls for the construction of a seven-story edifice containing 67 apartments above ground-floor commercial space and a subterranean parking garage.

The project was designed in accordance with the Transit Oriented Communities guidelines, which permits multifamily housing projects to exceed certain zoning limits when a portion of units are set aside as deed-restricted affordable housing.

Construction permits issued in 2020 by the Los Angeles Department of Building and Safety indicate that architecture firm 64North is designing the development, which will consist of five levels of wood-frame construction atop a concrete podium.  Plans also call for a rooftop amenity deck.

Los Angeles County Assessor Records list the owner of the development site as the Hidden Hills-based entity Verwood, LLC, which acquired the property in 2018 for approximately $4.7 million.  Verwood, LLC is managed by Eitan Gonen, who also controls an adjoining property on New Hampshire Avenue which is slated for the construction of an eight-story condominium complex.

The intersection of James M. Wood and Vermont, located near the southern edge of Koreatown, has recently seen the construction of two other large projects.  At the northeast corner, a steel-frame structure consisting of offices, parking, and a Zion Market opened in 2020.  At the southeast corner, developer Jamison Services, Inc. is in the midst of construction on a 193-unit apartment complex with ground-floor retail space.
